What is the triennial reassessment?

Every three years, homes & business properties are reassessed by the Cook County Assessor.  ALL South suburbs will be reassessed in 2020.  Previously re-assessed townships in the North and Chicago Townships received reassessment notices from the assessor's office and saw some increases  20%-40%.

The Cook County Assessor’s Office will start mailing notices out to Cook County property owners starting on February 7, 2020 through August 28, 2020 with varying deadlines.

All townships, whether up for reassessment this year or not, are eligible for appeal.

Some individuals have expressed concern that their assessed valuation may increase if they file an appeal. While both the Cook County Assessor’s Office and the Board of Review have the authority to do so, an assessed valuation is never increased as a result of an appeal being filed.

Did you know?

18% of Cook County property owners appeal their real estate taxes. That means 82% are potentially overpaying!

What can you do to insure the likelihood of a successful appeal?

It's IMPORTANT to know:

Many people attempt to tackle their appeal on their own. However, according to the experts, the vast majority of owners provide inaccurate sales data or they miss the very small 30 day window of opportunity to present the appeal.  In either case, both result in no reduction.

When it comes to such a valuable investment, some things are best left up to the experts.
